The first release of a new Border residential subdivision to be carved into more than 120 lots will soon be on the market.
Stage three of Thurgoona development Somerset Rise, off Ava Avenue, nestled behind Trinity Anglican College, has been approved for 128 allotments ranging from 505 to 1375 square metres.
The sale of the land on Stanton Drive is being overseen by Border agencies Dixon Commercial Real Estate and Project Delivery Co, with titles for the first two parts of the development, 26 and 19 lots respectively, to be issued by the end of June 2025.
Dixon Commercial Real Estate director Andrew Dixon said the land was bought by the Wayne family, who are based in Sydney but had been long-standing clients of his agency.
“They bought the site off Nordcon and Henry Dinning, which was a parcel of land approved for a 128-lot residential development,” Mr Dixon said.
“We’re primarily a commercial agent, but we’ve asked Project Delivery Co to act as a conjunctional agent as they have a background in residential development.”
Project Delivery Co director Kait Davis said the land would be considered premium owing to its proximity to Thurgoona’s schools and amenities, as well as the green belt surrounding it.
“At the northern end of the estate, which is Somerset Rise, there is a beautiful creek crossing and natural habitat around the whole lot,” she said.

“It has got the undulation with an outlook to Red Light Hill, it’s not just a Colorbond fence estate.
“It’s next to the largest growing school in the district and it is one of the last remaining infill sites.
“It will be a controlled release [of lots], and we’ll progressively work our way through.”
Contractor AP Delaney and Co is completing earthmoving works on the site.
