A retail revivial: empty Wodonga Rivers building divided and finally leased

The former Rivers Mega Outlet store on Watson St, Wodonga, has been divided to lease to three separate tenants.

Dixon Commercial Real Estate confirmed the more than 1400 square metre space was divided after previous agents failed to successfully rent the premises in its entirety.

“Retail tenants needing anything near 1400 square metres is hard to come by in this market,” Dixon Commercial Real Estate director Oscar Dixon said.

“It’s been vacant for a little while but we took it on and were able to identify tenants for different parts of the building, which has been good.”

Mr Dixon told The Border Mail the first shop space had been leased to workwear store B-Cut, the second space to a confidential retailer, and the third was still available.

“We have 400 square metres left that we’re hoping an office occupier or even another retail occupier can commit to,” he said.

Locally owned workwear business, B-CUT, will relocate from its High Street location and host its grand opening in the new store on November 10.

B-CUT owner and director Patricia Robinson said the business had outgrown their space after three years.

“I’m really excited, I think this will be a good move for us,” she said.

“The idea was to find a bigger space because the actual retail floor space wasn’t big enough for us to have enough stock.”

Border-Corporate, Uniform and Tradewear, or B-CUT, has locations in Wodonga and Myrtleford and provides uniforms for 22 schools.

“We do our own embroidering and screen printing on the uniforms as well,” Ms Robinson said.

“So as you can imagine, we’re pretty cramped where we are at the moment.”

The move away from High Street is a welcome change for Ms Robinson, who hopes the new location will increase foot traffic.

“In Albury on Dean Street, people go out for the day, they go shopping and stop at cafes,” she said.

“In Wodonga, you haven’t got that because the majority of High Street is taken up with corporates, which has really spoiled that possibility.”

The Rivers Wodonga store was permanently closed along with more than 130 stores nationwide after Mosaic Brands entered voluntary administration in October 2024.

Mosaic Brands included Rivers, Rockmans, Katies, Millers and Noni B, and at its peak had more than 800 retail stores nationwide.

The company entered liquidation in July 2025 and on August 29 was ordered to pay $25 million in fines by the federal court for breaching consumer laws.
